When Is the Best Time of Year to Check a Roof for Damage?

Right now, we’re still in the middle of the cold/snow season. Unless you roof is actively leaking, this is not exactly the time of year that many of us are thinking about our roof – or going outside at all.

Still, at some point you’re going to need to inspect your roof for damage. Every year, at least once if not twice a year, it is a good idea to have someone (ideally a professional) go up on your roof and make sure that it’s still in the best shape possible. These regular roof inspections are crucially important for preventing far more costly repairs, preventing the lifespan of the roof, and making sure that your energy efficiency and water/debris protection is intact.

But when should you schedule this type of inspection?

Early Spring – Assessing Winter Damage

Often, although not always, the best time to assess a roof is right after winter. Winter weather can be harsh on roofing materials, causing cracks, leaks, and structural weaknesses due to freeze-thaw cycles, ice dams, and heavy snow loads. Early spring is an optimal time to inspect the roof for:

  • Ice dam damage along the eaves
  • Shingle lifting or curling caused by temperature fluctuations
  • Water penetration from melted snow and ice
  • Gutter and downspout blockages from winter debris

Inspecting in early spring allows for repairs before spring rains worsen any existing damage, and that is the time period where you are most likely to find damage that has accrued from the harsh weather. If you can only get your roof inspected once a year, this is the time to do it.

Late Summer to Early Fall – Preparing for Harsh Weather

Twice a year is ideal for roof inspections, but if you missed early spring, consider early fall. The transition from summer to fall is another key time for a roof inspection, ensuring the structure is prepared for colder temperatures, rain, and snow.

Addressing issues in early fall ensures that the roof is in optimal condition before the increased precipitation and colder weather of late fall and winter. The last thing you want is to experience a significant problem with your roof right when the weather is at its worst, so this time period can be very helpful.

Additional Considerations for Roof Inspections

If you were unable to get your roof inspected during one or both of those two time periods, then the next best time is as soon as possible. That way you can make sure that you’re not missing anything, and you won’t have to worry as much if you forget to get it inspected before the rains and snow hit.

With that in mind, there may be other times to get an inspection as well, such as:

  • After Severe Weather Events – Regardless of the season, roofs should be inspected following heavy storms, high winds, or hail events to identify immediate damage.
  • Before Major Home Repairs or Renovations – If significant home upgrades are planned, such as solar panel installation or structural additions, a roof inspection ensures the existing structure can support new modifications.

Scheduling roof inspections in early spring and late summer provides the best opportunity to identify and address seasonal damage before it leads to more significant issues. But what matters more than anything is making sure you’re getting your inspections done at all.
